How we source, process, and present real estate data.
Primary Data Source
Our primary data source is the Dubai Land Department (DLD) Open Data portal. DLD publishes transaction records including sale prices, property types, areas, and dates. This data forms the foundation of all metrics, indices, and validation logic on Dubai Index.
Planned Integration
Direct API integration with DLD Open Data is planned. The current MVP uses seeded data based on real published numbers from official DLD reports and verified media sources.
Secondary Enrichment
For project-level normalization and offline project profiles, we use Reelly as a secondary enrichment source. Reelly provides standardized project metadata that helps normalize DLD transaction records to specific developments.
Projects marked with "Offline enrichment" use Reelly-sourced profile data.
Update Frequency
Current (MVP)
Seeded data from verified public reports. Last updated: Jan 31, 2026.
Planned
Daily updates via DLD Open Data API integration.
Index Calculation
The prototype index series is seeded with synthetic values anchored to the ValuStrat December 2025 citywide index reading of 240.4 points (Jan 2021 = 100). The series is for demonstration purposes and will be replaced with a computed index based on actual DLD transaction volumes and prices once the data integration is complete.
Offer Validation Logic
The offer validation tool compares an asking price against area-level benchmarks:
- Expected price = Area base price per sqm × property size
- Fair range = ±10% of expected price
- Above Market if asking price > +10% of expected
- Below Market if asking price < -10% of expected
